A Little or a lot!!
The new property MOT service from SCS Facility Services is seeing huge demand from housing association clients.
Under the scheme, each individual property is reviewed in partnership with the client and works identified proactively, the concept ensuring works aren’t carried out reactively or under emergency conditions.
SCS Site Manager Andy describes the process: “Following an independent review by the housing association inspector, we are presented with a plan of action with works varying from anything as minor as a loose screw to major structural works.
“The concept makes huge sense and allows any actions to be carried out using a planned approach, often preventing further potentially costly problems from escalating.”
Following a recent Property MOT at a home in Liverpool, what initially appeared to be a small damp patch was found to be a case of damp throughout the entire property and a full DPC was actioned.
Andy continued: “Once we have identified the full scope of works with the building inspector, work begins straight away. We have the resources and man power to be able to action any job immediately as was the case here with the damp works.”
SCS is currently carrying out some 50 property MOT’s each month for one housing association client alone.
Sarah Southworth, Managing Director of SCS Facility Services added: “The property MOT is becoming an important part of the wider maintenance approach for many housing associations who recognise the costly implications of leaving repair works at a property until they become major issue. We see this service as an important part of our business growth moving forward and are in discussions with a number of other housing associations who are keen to learn more about this new approach.”
