CASE STUDY: Large Scale Void Removal And Reinstatement Programme
A Housing Association, working on behalf of Lancaster County Council, commissioned SCS to manage a full void replacement programme at a single property in Lancaster.
Using the firms in-house team of multi-skilled operatives, the project was complete and ready for occupation within an impressive four weeks.
Work at the two-bedroom bungalow in Lancaster began with a full strip-out where the kitchen, bathroom, all fixtures and fittings were completely removed. The property had become dilapidated and was suffering from damp. Removal and replacement of a damp ridden internal wall also formed part of the programme.
Once the rip out phase was competed, reinstatement works began. Whilst the internal structure was made good, plastering works began alongside floor replacement. A new kitchen was introduced and a wet room installed. Doors and casings were replaced as was architrave throughout. Painting and decorating works finalised the project.
SCS worked continually at the property during the four-week programme, utilising the same multi-skilled team who were able to carry out all necessary works.
The Housing Association Site Manager, Dave Williams, was a regular visitor to the suite whilst refurbishment works were taking place. He commented: “I’ve been incredibly impressed with the SCS approach. They stuck to the programme agreed from the outset, handing over on time and within budget. The skills and abilities of their internal team was impressive and it was refreshing to be able to utilise a single contractor to carry out a full scale programme such as this.|
Sarah Southworth of Specialised Cleaning Services added: “It’s great to be in the position that we are in today where we can deliver a complete range of services and offer our customers a total property repair and maintenance solution from under one roof. This project with Housing Association demonstrates our capabilities in terms of both contracting and overall project management.”
